How does villa care work in practice?
It begins with a conversation about your property and how you use it. We visit the villa to become familiar with the house, the garden, the pool, the alarm system and your instructions for access. From this we propose an arrangement that covers what you need, whether that is a weekly check while the house stands empty or cleaning, gardening and pool care throughout the season.
We then brief the partner firms, set the schedule and supervise the work. You receive regular reports, and when something comes up, such as a leak, a fault or a repair, we tell you and arrange it with a suitable tradesman once you have agreed. Before you or your guests arrive, the house can be cleaned, aired and, through our villa provisioning service, stocked with the groceries you have asked for.
Many owners start with key holding and regular inspections and add further services over time. Because one office coordinates everything, you have one contact for the whole property instead of a list of separate firms to call from abroad.

Who carries out the work at my villa?

We choose and brief the firm, supervise the work and check the result, and we remain your single point of contact, so that you do not have to deal with several providers from abroad.
How often is my property checked?
That depends on how you use the villa and on the arrangement you choose. Our keyholding packages include one or two security inspections a week, combined with a check for leaks, damp and weather damage. For owners who need more or less, we agree a different rhythm. Issues found during a visit are resolved with local companies on your behalf.
Will I receive reports while I am away?
Yes. Owners receive regular reports on their property, so that you know its condition without having to travel. If something needs attention, we tell you, propose what should be done and arrange it with a suitable partner once you have agreed. Can you manage repairs and renovations at my villa?
Yes. We arrange tradesmen for repairs and maintenance, handle their access to the property and monitor the work while you are away. For larger renovation projects we coordinate the companies involved and keep you informed of progress. The work itself is done by the tradesmen and specialist firms; we organise and supervise it on your behalf.
How much does villa care cost?
Villa care is quoted individually on request. The quote depends on the size of the property, how often it is used, which services you want and how often they are needed. Because the arrangement is tailor-made, you do not pay for services you do not use. Tell us about your villa and we will send you a proposal.
Which areas and languages do you cover?
Together with our partner companies we look after villas across Mallorca from our office at Carrer de Sant Miquel 36 in Palma. Xclusive Mallorca was founded in 2019, and our team works with owners in English, German and Spanish. We look after second homes, villas used for occasional holidays and properties that are rented out in season.
